VILLA BAVAN

The Bavan Villa project is located on a dual-frontage plot in the pleasant and green climate of Kordan, near the city of Karaj. One of the main design challenges was placing the main entrance façade on the narrower frontage, while the secondary façade faced the northern pathway with no direct street access. To emphasize the primary entrance, a welcoming and distinctive architectural form was created along the central axis of the site, strengthening the identity of the villa’s access point.

The architectural composition of the villa, together with a linear water feature, was rotated 90 degrees toward the north to ensure privacy and to create a serene green pocket at the heart of the site. This inner courtyard offers a beautiful view of the landscape and the pool. The use of natural stone alongside the water feature softens the atmosphere and enhances the visual connection from the interior spaces toward the central courtyard.

The interior design follows the same modern and minimalist approach as the exterior façades. By minimizing partitions and visual barriers, the spaces flow seamlessly, creating a unified and spacious interior environment. The upper-floor terraces are designed with generous space, overlooking the western garden, the pool area, and the northern pathway, allowing residents to fully enjoy the surrounding landscape.

The main goal of the design was to create the most efficient and enjoyable spaces for recreation and relaxation within a limited area. Through the use of organic materials, such as wood and stone, thoughtful landscaping, and a calm visual composition, the project successfully embodies the qualities of a modern villa in Kordan—a beautiful, private, and comfortable retreat for its residents.
